When you think of polyurethane foam concrete lifting, or polyjacking, most people’s thoughts immediately turn to the standard outdoor concrete slabs: driveways, sidewalks, and patios. And it works great to level those precisely. With the right geotechnical polyurethane foam for concrete leveling, however, you can take on larger projects. That includes slabs with buildings on them, such as a garage floor.
Signs a Garage Floor Needs Leveling
- Floor Cracks: As with any other concrete slab, settlement can cause stress in the concrete, especially if the soil is weaker under part of the slab than in different areas. Hairline cracks may be a normal, minor cracking that often occurs with concrete. If they start getting larger or there is an elevation change, however, it could be an indication of settlement that requires repair.
- Garage Slab Pulling Away From Driveway: If you notice the garage floor is pulling away from the driveway or has sunk beneath the level of the driveway, it is a good sign that settlement has occurred. Similar to a driveway that has sunk below the level of the garage floor, which needs leveling.
- Sloping Floors: If the garage is sinking unevenly, but the floor doesn’t crack, it may still be tilting.
- Sticking Doors and Windows: For the same reason that foundation problems can cause sticking doors and windows, garage floor settlements can also cause this issue. Everything becomes slightly out of alignment when excessive settlement occurs.

Advantages of Using Polyurethane Foam to Lift a Garage Floor
- It is cheaper than replacing the slab. It also addresses the underlying settlement issue, which would need to be resolved before the new slab is installed.
- Polyjacking is very low impact, even compared to the similarly named mudjacking. The small holes needed to inject the polyurethane foam below the garage can be easily patched. They also won’t compromise the integrity of the floor.
- Polyurethane concrete leveling can provide a high degree of precision, not just on small jobs, but also on larger ones. Our trained partner contractors can ensure that “close enough” actually is close enough.
